LocationThe proposed site for the Banning Family Apartments is located at the northwest corner of George Street and Hathaway Street in the City of Banning, California. The development will be an 81-unit family apartment community. Architectural GoalsThe project was designed by KTGY Group. Manuel G Gonzalez, A.I.A, an award-winning Architect. This proposed project design embodies all of the best qualities of multi family housing. The primary objective is to ensure a high level of design quality in order to provide positive living environment for all income groups residing in an affordable housing project. The ProjectThe proposed family residential community will be a multi-building two story complex. The finishes consist of classic California stucco, a well tested medium appropriate to the forms of the elevations to capture the highlights and shadows of the typically sunny local climate. The construction is a slab on grade, wood-framed construction with an elegant entrance, decorated with a round entrance of stamped concrete and lush landscaping to complement the entrance to the rental office and the clubhouse. The unit design consists of back to back units that allow the maximum sunlight into the residential rental homes. The development will include a community pool and spa opposite the formal decorative entrance in the main resident courtyard and numerous “quiet” or “passive” resident courtyards with benches and garden areas. The recreational and community rooms include kitchen facilities for gatherings, educational classes. The multi-purpose room is equipped with a large screen TV, VHS Tape player and a DVD system, fireplace, and comfortable lounge seating and game tables. Computers are available with on line access, room to conduct computer-training classes, do internet job searches and keep in touch with family members via email. Attached to the clubhouse are an exercise gym, and a central interior mailroom. Adjoining the atrium, are a laundry room and a lounge for socializing during laundry duties. The resident open areas are all professionally planned and decorated. The open areas are beautiful through out the community. It is separate and apart from any traffic areas and is bordered by heavy landscaping. The largest open space provides a picnic area and a play ground for family outings The two story elevations are gracefully articulated using the exterior decks and windows to model the façade in a contemporary manner but with a traditional flavor. Windows are ample to allow maximum light and ventilation to dwelling units, and to enliven the facades in a repetitive but rhythmic pattern. The entire community is securely surrounded on all sides with tubular heavily plated fencing and pyrocanthra planted throughout. The building construction is designed to utilize materials that will increase energy efficiency by at least 15% above the Title 24 energy standards. The Project Architect or Mechanical Engineer will certify this at the completion of construction. Two parking spaces will be provided for every unit in the complex. Land Area: 7.08 Acres, Density of 11.44 units per acre.
