PROJECT INFORMATION AND DESIGN DESCRIPTION

Cambridge Heights 

Location

The proposed site for the Wyoming Senior Apartments is in the City of Westminster, California at 7541 Wyoming St. Currently the land is occupied by a single-family home that will be vacated later. The development will be a twenty-two unit senior apartment community directly adjacent to a proposed senior apartment complex. 

Architectural Goals

            The project was designed by the KTGY Group, David Maldonado, A.I.A, an award-winning architect. This proposed project design embodies all of the best qualities of senior housing. The primary objective is to ensure a high level of design quality in order to provide a positive living environment for all income groups residing in an affordable housing complex.

The Project

            The proposed senior residential community is a four story building located on the Wyoming half of the lot. The planned building is a Type V construction with parking adjacent to the east side of the building. The building’s style is Bavarian, which is the required style for the City of Westminster. The entrance to the lobby of the building is located on the Wyoming side. When entering the lobby the elevator is directly to the back of the room and the stairs are to the right.  Both the elevator and stairs can take residents and guests to all floors.

The recreational room includes facilities for gatherings, educational classes, and counseling. The multi-purpose room is equipped with a large screen TV, VHS Tape player and a DVD system, and comfortable lounge seating and game tables. Computers are available with on line access, room to conduct computer-training classes, surf the World Wide Web, and keep in touch with family members via email. There is a laundry room on every floor. The resident areas are all professionally planned and decorated.

The four-story elevation is gracefully articulated using the exterior decks and windows to model the façade in a contemporary manner but with a traditional flavor. Windows are ample to allow maximum light and ventilation to dwelling units, and to enliven the facades in a repetitive but rhythmic pattern.

            The building construction is designed to utilize materials that will increase energy efficiency by at least 15% above the Title 24 energy standards. The Project Architect or Mechanical Engineer will certify this at the completion of construction.

            Surface parking spaces for residents is allocated at one space for every unit. Studies have shown that this amount of parking will be more than enough for the residents and guests. All units will be consistent with City requirements.

Unit Amenities

All units will feature:

ü     Plush carpeting through out living areas

ü     Vinyl flooring in kitchens and bath areas

ü     Mini blinds throughout

ü     Central heat and air-conditioning in each unit

ü     Kitchens include refrigerator, range, dishwasher, disposal

ü     Cable television available

ü     Smoke alarms (24 hour monitoring to central station and Fire Department)

ü     Emergency Call system

 Project Amenities

The Recreation Room will be designer decorated.

ü     Recreation Room will include,

ü     TV area, 

ü     Computer area and

ü     Game area (table games such as Ping-Pong)

ü     Central Mail area

ü     Managers Office

Development Plan and Neighborhood Impacts

            The community will be developed in one phase. The anticipated construction period is approximately seven to eight months, followed by a lease-up period of six to eight months.

            The proposed project complies with all the General Plan guidelines and zoning requirements.  No waivers were required in obtaining the site plan approval. Proposed development conforms to the adjacent land uses, thus creating no negative impact on the surrounding neighborhood.
